Part Exchange Plus Scheme

Part Exchange Plus in detail

To save you the cost and uncertainty of selling your existing property, we may be able to accept it in Part Exchange against a new Peter Ward home at 100% of its market value.*

The Part Exchange Plus Scheme is only available on selected plots and is subject to terms and conditions.*

Our Part Exchange Plus Scheme provides

  • You get full market value… if we sell your existing property for more than our agreed offer, we will refund the difference
  • No renting or storage… you stay in your existing property until your new home is ready, saving you costs and hassle.
  • A guaranteed cash buyer… for your existing home, once the price is agreed then things move quickly.
  • There’s no chain involved… so there are no last minute hitches caused by buyers pulling out or problems with moving.
  • No estate agents fees for you to pay. We buy the house and place it on the market ourselves. Potentially saving you £1000’s and all the hassle.

What do we do

We will arrange for independent valuations by local estate agents before deciding if we are able to take your existing property in part exchange. There are no hidden costs, it’s just a simple legal transaction, where we agree to buy your present home and you move into your new Peter Ward home.

Making it Easy for You

Our Part Exchange Plus scheme is ideal if you have been struggling to sell your home and are keen to move or if you don’t want all of the uncertainty. It’s great if you need to move quickly for any reason. And it means you know exactly what you can afford.

Throughout the Part Exchange process our sales staff will keep you fully informed on the legal transaction and any other issues. They will discuss the details of your new home with you so that you can move in on the date that is agreed. Making everything as simple as possible for you.

Frequently Asked Questions

Many people are new to part exchange so here we have tried to answer a few of the more commonly asked questions. If you have any further questions, ask a member of our sales team and they will give or get you the answers.

Q: How does Part Exchange Plus make a difference?
A: It’s designed to make your life that bit easier. Part Exchange Plus offers an easy, uncomplicated sale. It takes care of estate agent’s fees, giving a guaranteed cash buyer. It saves you time and money with no lengthy chains to worry about.

Q: Won’t you just offer me a low price?
A: We’ll make you a Formal Written Offer based on two independent valuations for a presumed sale of 6-8 weeks. We will agree what price the property is advertised at when it goes to market. If we achieve a higher price when we sell the existing property on, we will give you the profit*.

Q: How do I get started?
A: First of all you need to choose your Peter Ward home from one of our sites and talk to one of our Sales Representatives. Once you’ve found your perfect home, you’ll be able to talk to us about your existing home. At this point, neither you or Peter Ward Homes are committed to the sale or purchase of your property. The new home you have chosen will remain on sale.

Q: What is the next step?
A: We will arrange a part exchange valuation by two local independent estate agents. The estate agents will provide valuations of your home, based on their expert local knowledge of the marketplace. We cannot accept part exchanges of a similar or higher value than the Peter Ward home you are interested in buying.

Q: What happens once we agree a price?
A: Once we have both accepted the valuation, a member of our sales team will explain the terms and conditions of the Part Exchange Plus scheme. We will also visit your property to compile a full inventory and carry out a survey to ensure there are no major problems that could hold up the sale.

Q: How do I reserve my new home?
A: Your new home will be reserved for you once you’ve accepted our Formal Written Offer.** We can then move on to exchange contracts, and agree a date with you for moving into your new home.

Q: Do I get involved in selling my old house?
A: It is highly likely that your old house will be put on the market before you actually move out. Potential buyers have to be allowed to view the property at a mutually convenient time. We make these viewings as hassle free as possible, but you may be required to help show potential purchasers round the property.

Q: What happens when I move out?
A: At the legal completion stage we will retain £500 to cover for any damage that occurred during your move, any re-decoration, rubbish removal, replacement locks or keys, or cleaning. This will be shown on your completion statement. We will inspect your old property to ensure it has been left in good condition, with all agreed items left intact. Within ten working days after completion, we will arrange to refund the retention, less any costs, and forward you a refund.
